The city is witnessing an influx of investments
exceeding ₹10,000 crore in warehousing and industrial infrastructure projects,
propelled by major global firms. This
burgeoning growth is partly driven by the increase in e-commerce activity and a
strategic shift in production and supply chains from China to India.
One of the major players capitalizing on this trend is
GreenBase Industrial and Logistics Parks, a joint venture between the
Hiranandani Group and Blackstone. The
company recently announced a ₹1,500 crore investment towards land acquisition
and the development of built-to-suit industrial spaces in the southwest and
northern parts of Chennai.
Alongside GreenBase, companies like
Welspun One, CapitalLand, Indospace, Pragati Warehousing, and Ample Parks are
also making significant investments. Singapore-based CapitalLand, known for its
expansive growth in industrial parks, IT parks, and data centres, is planning
to invest ₹4,500 crore across various projects. Similarly, Welspun One and
Ample Parks, in a joint venture between Mahindra Lifespace Developers and
private equity firm Actis, have committed thousands of crores to develop
industrial warehouses, indicating a substantial push towards developing modern
logistics infrastructure in Chennai.
A significant portion of these investments is directed
toward creating sophisticated warehousing and logistics spaces equipped with
cutting-edge technology to cater to the needs of an evolving market landscape. This investment is particularly notable in the
context of “fresh projects and expansions.” For instance, under Memorandums of
Understanding (MoUs) with the Tamil Nadu government, Welspun One has secured a
₹2,500 crore joint venture with GRT Group in 2021 and an additional ₹2,000
crore in 2024 for the development of logistics and warehousing facilities.
According to Niranjan Hiranandani, Chairman of
GreenBase Industrial and Logistics Parks, the thriving growth in warehousing
and logistics space in Chennai is bolstered by government policies and
incentives such as single-window clearances,
fast-track approvals, tax benefits, and fiscal incentives. These initiatives
are making Chennai an attractive destination for both domestic and
international logistics players.
As the city continues to position itself as a
logistics hub, these developments are expected to reshape the industrial
landscape of Tamil Nadu, driving economic
growth and further strengthening Chennai’s role as a crucial node in India’s
logistics and supply chain network.
